Criteria search for off-market parcel sourcing in Switzerland
choose is a criteria search for Swiss land parcels. Instead of browsing properties for sale, you describe the parcel you want and choose finds the matches. That makes it a tool for sourcing in the off-market universe: sites and buildings that may never be advertised.
Build a search from conditions
Stack conditions and combine them with AND. Each condition picks a field and an operator such as =, ≥, between, contains or is one of. Fields are grouped into six categories:
- Location: canton, municipality (FSO), district, ZIP code, street
- Parcel: parcel area, built and free ratios, free volume ratio, estimated price per m²
- Building: construction year, floors, apartments, rooms, footprint, height, volume, gross floor area now and maximum
- Zone: harmonized zone, municipal zone, current utilization
- Financial: total tax, vacancy rates
- Accessibility: travel and access times by transit and by road
Quick filters get you started, such as parcels over 1000 m², buildings from before 1950 or more than 50% free volume.
Review, save and export
Matching parcels appear on a map and in a sortable table. Click a parcel for its building, zone and tax details, or tilt into the 3D building view. Once signed in, you can:
- Save a search by name and run it again later
- Track parcels and move them through deal stages such as Contacted or Negotiation
- Download a parcel's data as a PDF report, CSV, JSON or GeoJSON
- Export your saved parcels as CSV

Which criteria can I filter parcels by?
Location (canton, municipality, district, ZIP code, street), parcel area and free volume ratio, building age, floors, apartments, height and volume, harmonized and municipal zone, tax rates, vacancy, and travel times by transit or road. Combine as many conditions as you need.
Are the results property listings?
No. choose filters parcels by their characteristics, not ads for properties on the market. It returns the parcels that match your conditions, including ones that have never been advertised, which is what makes it useful for off-market sourcing.
How do I save a search or export results?
Sign in, then use Save on the search or results page and give the search a name. Saved Searches in the account menu reruns it or loads it back into the editor. Parcels you track appear in My saved parcels, which you can download as CSV, and each parcel's data can be downloaded as a PDF report, CSV, JSON or GeoJSON.
